Question: How can I see the rental I am interested in?
Answer: You may contact our office in whichever manner that works best for you. You can call us directly at (765) 449-0600, email us at email@example.com, or stop into our office at 1626 Main Street, and we would be happy to assist you in setting up an appointment to view the rentals that you are interested in.
Question: What is the application process and security deposit?
Answer: You may come into our office at 1626 Main Street or submit you application here on our website. Once we receive all necessary items, meaning your completed application, photo ID and the $25.00 application fee (non-refundable), we can process the application fairly quickly. When running the application, we are going to look at credit, criminal, employment and landlord history. The following will NOT be accepted: Outstanding evictions/balances with past landlords, battery, theft or excessive drug charges. Once all this is run, we will determine first of all if we can get you approved and secondly what your deposit is going to be. If you are interested in an Efficiency/Studio or 1 bedroom, the deposit starts at $100.00, 2 bedroom starts at $200.00, and 3 & 4 bedroom starts at $300.00 and can increase depending on all factors we consider on your application. You may contact any of the above companies for utility averages on a particular unit by giving them the address for the unit you are wanting information on.
Question: When is rent due, what are the late fees and what forms of payment are accepted?
Answer: Rent is due on the 1st of the month by 5:00 (this means also that if you mail your payment, it must reach us by mail on the due date *postmarks do not count - so mail early *5-7 business days in advance* to avoid late charges). If paid late (late is considered anytime after 5:00 pm on the due date), a fee of $10.00 per day will be added to your rent and will continue until rent is received in our office in full. Partial rent payments will be assessed late fees until rent is paid in full. Saturdays, Sundays and holidays are not business days. Our business day ends at 5:00 pm each weekday. If the 1st falls on a holiday, Saturday or Sunday, rent must be paid on the last business day before the 1st. Our office does not accept cash. Only checks, cashier's checks or money orders will be accepted as payment.
Question: Do you accept HUD or Section 8 vouchers?

Question: What do you do if I have a maintenance request?

Question: Your company requires renter's insurance. What are the requirements and how much does it cost?
Answer: You must pay for a full year of renter's insurance and have the declaration and proof of payment in full to us now or before move in. Renter's insurance is fairly cheap and we have seen it run anywhere from $100 to $200 depending on the company you use, the property and how much you are insuring of your own personal property.
Question: Are your properties close to bus routes and Purdue Campus?
Answer: We are in the heart of downtown, less than a mile from campus and all our properties are within walking distance of a bus route. For additional information and routes, please visit the bus route tab for a complete map.
Question: Do you offer short term leasing?
Answer: We only offer a 12 mos. lease however we every once in a while have in instance where we will allow shorter term leasing, never hurts to ask!
Question: Do you have an on-site manager?
Answer: We have several properties located in the Downtown area so we do not have just one location or building, our office however is located within close proximity to all of our properties where the Property Manager is always on site during normal business hours ready to assist you & available 24 hours via phone for maintenance emergencies.
Question: What do I do if I have a maintenance emergency after hours?
Answer: We have maintenance staff always on call for such occasion and an emergency number for you to contact if such situation would occur.
